Terms and conditions

These terms confer upon guests the right to occupy the unit for a holiday within the meaning of section 9 of the Rent Act, 1977.

1.                  Bookings for self-catering accommodation are accepted, subject to availability, on receipt of the completed booking form and a non-refundable deposit of one third of the total cost. The balance of the tariff must be paid thirty days before the date of arrival. No further correspondence will be sent and non-payment will be treated as a cancellation. 

2.                  Bookings for bed and breakfast accommodation are accepted, subject to availability, on receipt of the completed booking form and a non-refundable deposit of £20.00 per room. The balance will be due on arrival. 

3.                  Any cancellation must be advised in writing and, whilst every effort will be made on your behalf, should we be unable to re-let the cottage, or room, you will be liable for the balance remaining. Accordingly, we thoroughly recommend that all our guests insure their holiday against cancellation. 

4.                  All bookings are from 16.00 hours on the day of arrival to 10.00 hours on the day of departure. Please do not arrive early or late, unless by prior arrangement. 

5.                  The person signing the booking form certifies that he or she is authorised to agree the terms and conditions on behalf of all persons in the party, the signatory being a member of that party. The maximum number of guests allowed in each cottage or room (excluding cots) is clearly stated in our literature and no person other than those shown on the booking form may be accommodated unless by prior arrangement. 

6.                  Smoking is not allowed in B & B rooms and public places. 

7.                  Pets are allowed in the cottages only, subject to a surcharge of £20.00 but should not be allowed to roam unaccompanied round the grounds. Guests are requested to clean up after their pets. 

8.                  We reserve the right to charge for any damage or breakage in your cottage or room during your stay. Please report any such occurrence before departure. 

9        Towels are provided in B & B rooms and in cottages on weekly lets only.  Cottage and B & B towels are not for use by the poolside. If you intend to use the pool please bring your own towels. Towels are not provided in cottages on short term lets. 

10.     Guests are requested to leave their cottage, or room, clean and tidy when 
         vacating. 

11               Whilst every care is taken to ensure that our brochure, literature and internet entries are correct, the proprietors cannot be held liable for any changes or alterations made. 

12               The proprietors are relieved of any liability for accidents to guests and any loss or damage to property. 

13               It is the intention of the proprietors that Butcombe Farm provides a relaxing holiday environment.  Any guest who does not comply with the conditions or whose behaviour is detrimental to the property or to the comfort of other guests will be asked to leave. The proprietors reserve the right to decline accommodation. The proprietors and their agents are entitled to reasonable access to the cottages and rooms.
